Income: Applicants should demonstrate a combined gross monthly income of at least 2.5x the monthly rent. Acceptable documentation includes recent pay stubs, offer letters, bank statements, or federal tax returns. Sources of income including housing vouchers (Section 8 / DCHA), disability benefits, or other lawful sources is a protected class in DC and will not be used as a basis for denial.
Credit: A credit review will be conducted. No minimum score is required by policy; credit history is evaluated holistically. Adverse credit history alone will not result in automatic denial.
Rental History: Positive references from two prior landlords are preferred. Eviction history will be reviewed on a case-by-case basis in accordance with DC law.
Criminal Background: Per DC law, criminal background checks are only conducted after a conditional offer of rent has been made. Any review follows an individualized assessment; certain records (including arrests not resulting in conviction) may not be considered.
